Year round, all rates include a 7 night minimum for 1-6 guests; add $67 + tax per night per additional guest over the initial six guests (also 7 nt minimum).

High season rates (excluding holiday and spring break weeks): Beginning of January - end of February, mid March - mid August, mid November - mid December: $757/night 

Christmas & New Year's weeks: $1207/nt

Spring Break/Memorial Day/4th of July/Labor Day weeks: $847/night (no high school or college groups).

Thanksgiving week $927/night

*We have four large suites plus a small bunk bed room w Beautyrest mattresses; over ten guests prior approal needed. No high school, college, loud party groups. 

Mosquito treatment: We offer an optonal mosquito treatment of the groungs/outside areas around the house for a fee of $150. The treatment cuts down on mosquitos by about 80%. Please let us know if you would like to utilize this helpful service.

Seven night minimum; however if less than senven night are agreed to, due to special circumstances, a $400 fee will be added. 
Add one-time Damage Insurance fee ($59 if booked through VRBO: vrbo.com/397641) or $500 deposit. 

We open rooms based on the number of paid guests. You can't show up with more guests than are paid for and agreed upon in advance or you risk being asked to leave. 

Our guest manager will meet you at the villa to provide access. 

Minimum age for renter is 27 yrs (children are welcome with supervising adults - please bring life vests for infants to wear around the pool)
No smoking allowed inside the villa (extra cleaning/replacement fees will be applied). No pets. No loud/uncontrollable parties. 

Mimimum stay is 7 nights for all guests (you are welcome to book for more). 

Check-in note: Please honor the check-in time of 4PM unless you get prior approval to arrive later due your flight itinerary (pls send your itinerary a week or more in advance). There is a fee of $50 per 30 min after an hour window of your expected arrival to the house. Some guests have landed and then gone shopping and to dinner while our guest manager has had to wait hours, missing family obligations, etc. Thank you for your help! Our guest manager will help to make sure that you are all settled in and will be just a phone call away should anything arise.
