SHORT TERM VACATION RENTAL LEASE
This agreement is hereby made between Blue Skies Magens Bay, Estate Peterborg, St. Thomas, USVI hereafter known as OWNER, and ___________________________________, hereafter known as RENTER, it is agreed that the RENTER shall rent the OWNER'S PREMISES at 10-2-18 Estate Peterborg, St. Thomas, U.S. Virgin Islands from 4:00pm check in time ___________(date) to 11:00am check out time ____________(date).
OWNER AGREES TO: Provide all utilities, local telephone service, kitchen equipment, linens and towels. OWNER will also provide one airport escort service from the airport at the agreed upon time free of charge.
RENTER AGREES TO: Turn off all A/C units when leaving the property; Leave the premises in the same condition as found; to use calling card for all long distance calls; to return keys and gate remotes to OWNER/AGENT upon departure. Lost keys will incure a $75 charge per set and a lost remote will incure a $125 charge. The number of guests shall not exceed the number of guests submitted by RENTER. If more people are found to occupy premises than submitted, RENTER agrees to pay for additional people. RENTER may also notify OWNER of additional guests prior to arrival and pay an additional guest fee. Missing items, long distance calls, damage to premises and excessive clean up will be deducted from damage deposit. Such determination will be made at the discretion of OWNER/AGENT. If proceeding amounts are more than damage deposit/insurance RENTER agrees to pay plus reasonable cost of collection including attorney fees if necessary to collect. Meetings and weddings require prior permission. No pets are allowed. Owner assumes no liability for property loss or damage, nor liability for accidents or injury. Renter is responsible for villa and their guests during occupancy including of supervision of children at all times.

PAYMENT INFORMATION: You will be sent an electronic invoice where you can make secure online payments.
CANCELLATION: You may cancel your reservation up to 60 days prior to your arrival. We charge 20% for cancellation of reservations. If you cancel within 60 days or your arrival you will not receive any refund. We recommend that you purchase trip cancellation insurance (see www.travelprotect.com).
CHANGES TO YOUR RESERVATION: No shows, late arrivals, a reduction in the number of people in your party within 45 days of or after your arrival, and early departures are non-refundable.
MAINTENANCE: We will make every effort to keep the villa in good working order. In the event of a maintenance issue, it will be a top priority for us to have repairs made as soon as possible and within 24 hours. Please understand that dealing with issues in the islands is different than what you may be accustom to back home as resources are limited. We will make every attempt to get your issue resolved within 24 hours; however, due to local availability issues, that may not be possible. There will be a local house manager available to you to help you through any issues that may arise. There will be no refunds or rate adjustments for unforeseen maintenance issues, including but not limited to: electricity outage (common in the islands - we do have a generator for backup), telephone or internet outage, issues with water, air conditioning, cable service, electronics, appliances, etc. RENTER shall be responsible for reporting all maintenance issues or damage to the villa to the OWNER/AGENT immediately.
